Limiting Overcrowding
Ensuring the property is not overcrowded.

Understanding the Electrical Installation Condition Report (EICR) concerns

What is an EICR?

An Electrical Installation Condition Report (EICR) is an essential electrical document required for all HMOs.

It ensures that the electrical installation is safe for continued use and complies with the current electrical regulations.

Why Do You Need an EICR?

It is a legal requirement for all rented properties to have an EICR completed every five years, with a ‘satisfactory’ outcome. If an EICR results in ‘unsatisfactory’, remedial works must be completed to form a valid EICR.

Non-compliance can result in fines up to £30,000.

A recent satisfactory EICR may be required to make a property insurance claim.
